| T05SA00261 | Efectuat | 09/23/2006 | Board of Adjustment | C10-05-43 SENTRY SQUARE SHOPPING CENTER The applicants are requesting the following variances: 1) Reduce the number onsite motor vehicle parking spaces from 165 to 109; 2) Delete the pedestrian access for Building 'D'; 3) Delete the five foot (5') wide pedestrian refuge areas inclusive of four feet (4') wide sidewalks on the north and south sides of Building 'C'; 4) Eliminate a total of two (2) required twelve (12') feet wide by thirty five (35') feet long loading spaces required for Buildings 'C' and Building 'D'; 5) Delete two (2) of the required six (6) canopy trees in the street landscape border; 6) Allow the existing landscaping in lieu of providing a minimum fifty (50%) percent coverage with drought tolerant shrubs and vegetative groundcover in the street landscape border; 7) Delete the five (5) canopy trees required along the north boundary and provide landscaping as shown; 8) Reduce the height of the screen wall along the north boundary adjacent to the residential use from five (5') feet high to four (4') feet high, as shown on the submitted plan; and, 9) Reduce the number of drought tolerant canopy trees within the vehicular use areas from eleven (11) trees to six (6) trees and allow two (2) of these six (6) trees to be non-drought tolerant species. Decision: Variances 1, 2, 3, 4, 5, 6, 7, 8 and 9: Granted subject to the following conditions: A) Plant screening shrubs at a density that when mature will provide a continuous screen and will grow to a minimum height of five (5') feet in the area along the north boundary adjacent to the residentially zoned property. B) Similar or less intensive uses for parking purposes. |
