An expansion to increase the building area to 3,993 square feet is proposed. The proposed expansion will be greater than fifty (50%) percent, and will require the entire site be brought into compliance with all Land Use Code (LUC) development criteria applicable to the use. The applicant is requesting the following variances: 1) reduce the number of future vehicle parking spaces from 25 to 16; 2) reduce the width of the Parking Area Access Lane (PAAL) from twenty-four (24') feet to twelve (12') feet; and 3) delete the one required 12'x35' off-street loading space.
